  1. Meeting with an owner and her agent this afternoon to view what might be my very first property. It’ll be a “Live-in BRRRR-key” duplex. The one tenant has already been there for over 10yrs, and even though they never raised his rent of $350 since he moved in, he’ll still be covering the entire monthly bills with his payments alone.

    Needs a new roof and some wall work, which I can do all of it myself while living in the other unit. For less than $40k, I am incredibly excited to FINALLY be getting this life going! Hopefully, 20 units within the next couple of years so I’ll be able to have a “soft” retirement before I’m 40yrs old!

      Unfortunately, after viewing the property MUCH more thoroughly, I soon realized that it would be better to just bulldozer the building and light the property on fire than bother with it. The kitten left behind by the recently evicted tenant was likely the most valuable thing there. What’s worst, is to find out that the complete slumlord that has owned the place for the last 15-20 years, sits on the city council here, and regulates what can and can’t be accepted as “passing code.”

      Nevertheless, my hopes, plans, and goals are not displaced! I’ve been looking at properties nearly every day, and am sure that I will find my “diamond in the rough” soon enough! Or, at least, a chunk of coal worthy of polishing! šŸ˜‚

  5. Whenever I watch these podcasts people are always talking about buying houses for 100k. Where the hell in BFE are you buying houses that only cost 100k? I have never seen house that wasn’t on the verge of collapse for under 300k.

  8. I’m also turnkey investor in Indianapolis. Looks like it’s a popular spot for that. All the info given are correct. A property management company will make you make it or break it. I was with Great Jones for a year. Just trouble. Like the interviewee said go for the small to medium size company. I was with a national company. It took them 6 weeks to find out I had squatters in my house! I switched to a local guy. What a difference it made!
